The Price
Must Be Right

While Corrie Anders is still the best real estate
reporter ever in
San Francisco, I feel compelled to add a “P.S.” to his column
of last month
[“All Cash Buyers Up the Ante,” The Cost of Living in Noe,
June 2012]. He
talked about all the fantastic overbids of properties for
sale, the high prices
in Noe, and so on, as if the current market were brimming over
for all our Noe
Valley sellers.
However, it needs to be pointed out that
not all homes
in our neighborhood come on the market, sell quickly, and
garner some
astronomical price. (If that were the case, it would really be
“news” to me, as
a broker of 30 years!) In fact, at this moment there are a few
properties that
have been on the market for 30 days or more, right here in
Fabulous Noe.
It’s been my experience that unless a home
is both well
priced (probably underpriced) and shows well,
those overbids
won’t be happening.
The principles of our business remain the same
over time,
regardless of how hot or cold the market may be deemed or how
many Facebook
buyers want to move here! You might even say, “There is
nothing new under the
sun.”
