Home Prices, Rents Remain High in October

The cost of buying a home in Noe Valley was virtually the same in October as it was in September, according to figures supplied to the Voice by Zephyr Real Estate. "We're running pretty stable," said Zephyr manager Randall Kostick. "The only statistical difference was that the 5+ buildings came up to asking price."

Among the 18 single-family homes sold in October, the average price was $950,006. The top seller, going for more than $1.5 million, was a three-bedroom, three-bath house located in the 4000 block of 26th Street. The least expensive of all properties sold in Noe Valley was a $425,500 condo. Obviously, demand is still high, said Kostick. "But I'd be interested to see whether we'll have a slowdown in December and January. We used to get slow over the holidays, but the last couple of years, things have stayed busy. Will the current run continue? I don't know," he said.

On the apartment front, the latest listings reported by Rent Tech Rentals (through September 2000) show what would-be renters have known for a long time: it's impossible to find even a studio apartment in Noe Valley for under $1,000.
